It depends on the size of the space, the scope of work and the approvals needed. Works that need SCDF fire safety approval or the landlord's approval can only start once those approvals are in place, so they should be planned into the schedule early.
Often, yes. Under the Fire Safety Act, fire safety works, such as changes to fire protection systems or escape routes, need SCDF plan approval before work begins, and the plans are submitted by a Qualified Person. Some minor works can be lodged with SCDF instead, and some are exempt. Minor works lodged with SCDF also need the building owner's or management's consent.
Reinstatement returns the space to the condition your lease requires at the end of the tenancy, usually its original state. The exact scope is set by your lease and the landlord's guidelines, so those documents are the starting point.
Building managements usually set the hours when renovation, especially noisy work, is allowed. Sharing your building's rules and your business hours early lets both be planned for.
A quote usually starts from your floor plan or unit size, the landlord's or building's fit-out guidelines, your target move-in or opening date, and what the space needs to do, such as headcount, rooms and any special areas.
